Why can't I ignore the condition of my existing home if I want to build an addition?

Existing conditions are key when planning a home addition. Not all existing structures can be adapted to new spaces or even the needs of the homeowners. Nevertheless, it is worth exploring as adding space is much cheaper than starting over. Evaluating existing homes for stability and hazardous materials, such as lead, asbestos and mold is an important step. In addition to providing your permit drawings, Our liscensed home inspectors can also provide residential and real estate home inspections to homeowners for a reasonable fee.

Home additions not only increase square footage, they greatly increase a property's value! Whether you are building a floor above, attaching over your roof, or tucking under your eave, there are several factors to consider. The toughest details are those that have to match up with someone else's work, or work done  long ago when energy and building materials were really cheap. These details are a collection of some common — and tough — dovetails of existing work with retrofits or additions. Intergration of a new design with the existing aesthetic is most important when remodeling and adding home additions.

Phases of Design:

Every house starts with a floor plan. A solid plan helps the build run smoothly and helps you order the materials to get started. Therefore, the first step of every home remodel is an accurate floor plan of the existing space. To start, go to your local property appraisers website and search the property's exterior dimensions. Although not 100% accurate, this will be a good starting point. Finally, sketch out the desired remodeled conditions in feet and inches.

FAQ:

Do I need a building permit?

What do I need in addition to plans?

What if revisions need to be made?

Why choose a "custom home plan" when I can just buy a stock plan on the internet?

If you go to one of the many web sites that sell house plans, you can use filtering software to sort through hundreds of available plans by a variety of criteria: square feet, number of bedrooms, number of bathrooms, number of stories, or even “number of garage bays.”

On most of these sites, however, you can’t sort by climate zone. Why? Because most house plan companies ignore climate. They’re happy to sell customers in Florida the same house plan that they sell customers in Minnesota.  Although these plan companies may not realize it, climate matters. Among the climate factors that can affect house design are maximum temperature, minimum temperature, insulation, rainfall, snowfall, and average wind speed. This affects every aspect of a home including foundation depth, shape, roof pitch, overhangs, soffit vents, siding, windows, doors and much more.
